BBP Releases RFP for Development and Operation of Marina Adjacent to Pier 5

Brooklyn Bridge Park (BBP) today released a Request for Proposals (RFP) for the long-term lease, development, and operation of a first-class marina adjacent to Pier 5 at Brooklyn Bridge Park. RFPs were also released for qualified operators for the Pier 5 concession building and the Pier 2 skate rink.

“With the release of these RFPs, BBP looks forward to bringing quality operators to the park and creating exciting new amenities for visitors to enjoy,” said Regina Myer, President of Brooklyn Bridge Park.

Located in the southern portion of the park, the marina site abuts the desirable Brooklyn neighborhoods of Brooklyn Heights, DUMBO, and Cobble Hill. The 320,000 square foot site is fully permitted for a 186-slip marina by the New York State Department of Environmental Conservation and the US Army Corp of Engineers. It is bounded by Pier 4 to the north, the BBP Picnic Peninsula to the east, Pier 5 to the south, and the East River to the west. The surrounding park area includes three soccer fields, two playgrounds, and a picnic and barbecue peninsula.

The development of the Site is part of a larger effort to transform underutilized buildings and piers on Brooklyn’s East River Waterfront, stretching 1.3 miles from Atlantic Avenue to north of the Manhattan Bridge, into an iconic waterfront park known as Brooklyn Bridge Park. The 85-acre Brooklyn Bridge Park project is the most significant park development in Brooklyn in over a century. The park is already firmly established, attracting 108,000 visitors during an average summer weekend.

Brooklyn Bridge Park has been a resounding success since the opening of its first section in March 2010. With over 25 acres open to date, the park has attracted tens of thousands of visitors in its inaugural year. Brooklyn Bridge Park has been honored with numerous design awards for its sophisticated masterplan which mixes passive and active recreation amid an extraordinary landscape.

The RFP requires respondents to submit conceptual plans that depict improvements to the site design guidelines and a level of design that is on par with the investment made on the part of the public sector. The proposals must be responsive to criteria including financial feasibility, respondent’s qualifications and the project’s responsiveness to the surrounding community. Respondents should incorporate storm and flood resistant design principles that the mitigate risk associated with major storms and floods. In addition, respondents should incorporate best-in-class sustainable development practices including, but not limited to, sustainable sourcing of materials, use of energy efficient lighting and electrical equipment, water efficient design, and use of photovoltaic energy.

The responses to the RFP are due on November 18, 2013. There will be a site visit and information session on October 8, 2013. In addition, BBP today released an RFP for operation of the Pier 2 roller rink, which is scheduled for completion in early 2014. Responses to the RFP are due on November 18, 2013, and BBP will be holding a site visit and information session on October 22, 2013. BBP also released an RFP for the operation of a concession in a pre-fabricated structure on Pier 5. Responses to the RFP are due on November 18, 2013 and BBP will be holding a site visit and information session on October 16, 2013.
