BBP Releases Request for Proposals for Restaurant Concessions at Pier 6 and in Smokestack Building

Brooklyn Bridge Park (BBP) today released two Requests for Proposals (RFP) for food concessionaires to lease, fit out, operate and maintain high quality concessions at the park’s main entrance along Atlantic Avenue at Pier 6 and in the Smokestack Building at Water and Old Fulton Streets in Fulton Ferry Landing/DUMBO.

Pier 6 – Atlantic Avenue The Pier 6 restaurant concession is situated at the foot of Atlantic Avenue, a bustling retail corridor and the park’s southern gateway. Pier 6 attracts thousands of visitors all summer long with its 1.6 acre destination playground, three regulation-size sand volleyball courts, free seasonal water taxi service to Governors Island, waterfront promenades and dog run. TimeOutNY and New York magazine have both called the Pier 6 playground a top destination for family fun in New York City. The restaurant concession includes an approximately 2,000 sq. ft. indoor restaurant, a 1,200 sq. ft. adjacent outdoor terrace, and a 2,800 sq. ft. rooftop seating area. The winning respondent may also propose a food cart for the terrace area and serve alcohol in designated areas with the appropriate licenses. The building is clad in salvaged long-leaf yellow pine wood and also contains public restrooms.

Smokestack Building – Water and Old Fulton Streets, Fulton Ferry Landing/DUMBO The Smokestack Building is prominently located at the intersection of Water Street and Old Fulton Street, adjacent to the Brooklyn Bridge. Situated between Pier 1 and the Empire Fulton Ferry sections of the Park, the site has great visibility from Old Fulton Street and sits in a highly trafficked pedestrian thoroughfare. Empire Fulton Ferry features spectacular views of the harbor and is the location of the historic Tobacco Warehouse and Jane’s Carousel. Located at the foot of Old Fulton Street, Fulton Ferry Landing is one of Brooklyn’s most historic sites and a popular tourist destination. Pier 1 to the south is the largest of the park’s piers and the location of many of the park’s special events and programming. In the future, BBP plans to reconstruct the area beneath the Brooklyn Bridge and offer additional amenities to the public which will further increase pedestrian traffic to the area. The concession includes approximately 450 sq. ft. of interior space with two walk-up ordering windows and the potential for outdoor seating.

“We are eager to offer park visitors even more food choices,” said Regina Myer, President of Brooklyn Bridge Park. “Concessions at Pier 6 and the Smokestack Building in Fulton Ferry Landing/DUMBO will complement the bustling activity generated in these areas of the park while providing visitors with a food destination like no other.”

BBP is seeking inventive and creative proposals from quality operators with solid backgrounds in the food service industry. The new concessions will complement the park’s ambience, aesthetics and surrounding areas while providing a convenient service to the public. There will be information sessions and site tours on November 7, 2012. Responses to the RFPs must be submitted by December 3, 2012. The responses to the RFPs will be evaluated on the basis of fee offer, operating experience, proposed capital investment and design, planned operations and financial capability. Brooklyn Bridge Park will look favorably upon responses that include environmentally friendly practices and an awareness of the role of the concession as an integral part of the surrounding community.

Brooklyn Bridge Park has established itself as one of the most vibrant and beautiful public spaces in New York City, drawing thousands of people to the Brooklyn waterfront to take in the world class views of the Lower Manhattan skyline, the harbor and the Brooklyn Bridge.

Through this RFP process, BBP hopes to capture the diversity and originality of Brooklyn’s local fare by selecting fresh and innovative restaurant concessions following on the success of other park concessions such as Ditch Plains Drop-In, Brooklyn Bridge Wine Bar, Bark Hot Dogs, Uncle Louie G’s, and Blue Marble Ice Cream.
